The bank will generally lend up to 80% of the equity in properties you’re holding.

It’s unsustainable because properties do not increase in value perpetually, so once you hit your LVR limit, you’re done, until prices rise further. Even if prices do keep rising, there’s a limit to how much debt you can service given your income. Plus, eventually interest rates will come back up, so it’s a risky strategy.

Sometimes it’s best to sell and realise the gain.

I love the Joint Venture strategy.
My last property was a joint venture where in I invested my skills and they invested their money.
End result was a positive gear property with a good cash flow.

Excellent thought there !!

Consider that some educators/marketers would have egg on their face if their clients (horrors) were considering selling after just a short time.

By considering selling, the client might find that their original purchase was quite OVER-priced from day one. Why then buy more from the same “supplier”?

So, instead, they might prime their clients to “never sell” to negate that future problem. Smart….

Of course, there are genuine benefits to not selling – each situation calls for its own consideration. But be sure to get the WHOLE picture, not just one side of it.
