On the topic of CGT 6 year rule.

My question is, how does someone apply for such exemption when lodging taxes ? ie: is it a form that the accountant submits or is this a tick in the mygov website when lodging tax return ?

I lived in my PPOR from July 2017 until March 2019 and then I rented it out. I sold it in 2023.

Yes, I totally agree with you and I have already seen sales in the area with BC attached to the deal. My financial institution is aware of this and my broker mentioned that the BC should not affect the value of the land.

So I’ve been looking at purchasing a land in Victoria. However, this land is part of a body corporate. The price for this land is cheaper than what’s on the market but I guess that’s because of the body corporate. Question, is it hard to sell a property with body corporate? I’m looking to building a house on this land.

(again). But what now ? Time to buy or is there something bigger that’s getting cooked in the background which we don’t know about ?

Any thoughts ?

For example, peak of 2017, a 4 bedroom house on 448 land was going around 700K, now begging to sell for 600K. So I think the prices will drop a little bit more.

So say, save up for another deposit, would the banks now consider it or is 2 houses the limit ? I’m thinking about developers, how they manage to build 3 or 4 units and then sell them.

A question regarding financing my properties. I currently own a rental property and it’s worth about 600k, with 500k left on the mortgage. I’m going for my second property soon which is also roughly about 550k. Now, my broker is telling me that I will reach my borrowing capacity once my second property is settled. However, I’m keen on…[Read more]

Your last paragraph covered what I’m after.

So basically obtain a building license so that I build houses and run my own projects.

I’ll enquire through HIA and Master Builders Vic.

I am interested in becoming a builder (my background is in completely different industry) by obtaining my building license so that I can build for people and to develop my own investment properties on the side.

So my question is:
What does it really take to obtain the license (Note: looking to operate in Melbourne) ? Course,…[Read more]

My Story…

I live in the Northern Suburbs of Melbourne, where land prices sky rocketed from 207K in 2015~16 to 420K in 2017(448m2 land). However, with the Royal Commission moving in, banks becoming stricter with their lending, property bubble more likely, and Labour likely to win, the prices started to fall (now 448m2 land is worth…[Read more]
